So you’re selling your house? Anyone who has been through the process knows that it can be a potentially nerve wrecking project. Lots is at stake both logistically, emotionally and financially. There are many considerations to attend to in order to make a good sale, but there is one that really stands out.
Everyone will tell you that ALL buyers will roam the internet to come up with a short-list before deciding where to visit, and that the key item to ensure you will be on that list is the quality of your pictures. Most reputable realtors will provide you with a photography service, and some may even have quite good photographers working with them. But as I am sure you are aware from perusing listings yourself, quality varies greatly. And the more agents you work with, the more variability will be introduced. And did I mention you also need to be there and prepare your property for each photographer?
So here’s my advice: Take control of this crucial element yourself. There are multiple advantages:
Number one: Rather than attending to multiple photographers of varying quality on repeated occasions, go and find the best professional residential photographer in your area. The investment is small in comparison to what you stand to make, and they will know how to make your property truly stand out from the crowd.
Number two: Make a single, supreme effort to stage your property for that single quality photo shoot. Declutter, re-arrange, fix up, clean and home-style to really show off the product you are selling. See my blog post on how to get your property ready for a shoot (“What do I do Before the Photographer Arrives?”).
Number three: With one single set of high-quality images to distribute across all the agents that will be promoting your home, you will be creating a homogenous brand that gets repeated in a consistent manner in all property searches. A consistent message delivered repeatedly is Marketing 101.
Combining quality, peace of mind and time efficiency, I can guarantee you that selling your home will not only be less nerve wrecking, but much more profitable.
